What Every Buyer Should Know
The Buying Process
1. Establish buyer agency with a licensed Realtor
2. Prequalify for financing with a mortgage banker
3. Evaluate needs and abilities
4. Generate list of properties
5. Tour Properties, make selection
6. Make offer, reach agreement (earnest money 1k per 100k)
7. Arrange financing, home inspection, termite inspection, appraisal, survey, closing attorney
8. After inspections, request and negotiate for repairs process
9. Schedule closing, close the deal
Understanding Commission
In most cases, my commission will be paid by the seller, so I represent you but am paid by the seller.
If there is a house for sale by owner that you wish to see, I will attempt to arrange the owner to pay my commission; if not, then the 3% commission will be paid by the buyer.
Client Responsibilities
As a client, please remember:
--If you tour any property you might buy, please contact me first
--If you go to an open house, please inform the agent that you already have buyer agent representation
--If you visit any new construction, notify the person on duty you have buyer agent representation. If you go to a new home site without me, please register under my name
Agent Responsibilities
--Educate buyer every step of the way on what is involved in the process
--Listen and evaluate your needs
--Set up an automated search for appropriate houses
--Employ resources to find homes that may be for sale but are not on the mls
--Show you any house listed on the mls
--Evaluate condition and pros and cons of house and neighborhood
--Evaluate the market value of a house to determine if list price is valid
--Explain the process of making an offer and going under contract
--Advise on most effective negotiating techniques, based on the situation
--Write a contract that protects buyer's interest
--After going under contract, fully guide client from contract to close
--Recommend quality professionals for everything from inspections to legal
--Work with financing company to make sure mortgage process is completed
--Advise client on which inspections are needed, schedule inspections
--Review inspections results with client and advise on moving forward
--Verify that repairs are done adequately
--Coordinate with other agent and attorney to get closing set up
--Assist with getting utilities transferred over
Note that the above list is a typical purchase. Almost every transaction has some nuances and special needs, and I pride myself on doing what it takes to get the deal done.
