The Audubon neighborhood
There are over 170 properties listed in the tax records under the neighborhood Audubon, but some of those are commercial, and a half dozen are vacant lots. All told there are probably about 150 homes in the neighborhood.
The average values over the last several years has been in the mid to upper 200s, though like everywhere else in the area the prices peaked in 2020 and have kept going up in 2021. In 2020, the average sales price was around $294k, the average price per sq ft was just under $200.
The average age of homes in the neighborhood is close to 70 years. There are several homes that date back to pre-1910. Around 40 homes were built prior to the 1920s, another 70 homes were built between the 20s and 50s, and 30 homes were built from the 60s to the current date. Only five have been built since the year 2000. Five oldest homes by the tax records are 4006 Park, 4004 Park, 1318 Audubon, 3908 Peachtree and 4012 Wrightsville Ave.
The average home size is 1300-1500 square feet and the average lot size is around 1/3 of an acre.
