  Top Ten Intriguing Stats of 2007

The average days on the market increased by 58% to 95 days. On the upside, it took an average of 146 days in 2000 to sell a house.

Total number of single family homes sold fell by 20% in 2007, from 4935 - 3925. In 2006 it had fallen 24% from 2005. My feeling is that the number will increase in 2008.

The average price of a home increased by 6% to $315,026. It increased last year by 6%, but that pales in comparison to 2004 - 2005, when it jumped 23%.

The average price per square foot, which may be a more accurate barometer of values, increased by 4% in 2007. That figure has increased every year since 2000 (I didn’t go back further than that!)

The slowest selling market, based on time on the market, is Kure Beach. The average days on the market it takes to sell a home is 165, a 39% increase from 2006 and a 153% increase from 2005.

Area beaches saw prices fall more than inland areas. Based on price per square foot, Wrightsville Beach dropped 2%, Carolinna Beach dropped 8% and Kure Beach dropped 9%. Interestingly, Kure Beach saw an increase in the average sold price of a home, largely due to larger houses — the average square footage went up 18%.

The number of homes sold in 2007 was the lowest number since 2001, when the number was 3530; the next four years after 2001 saw substantial increases in sales every year.

It may seem that homes are getting bigger, but the average home sold in 2007 is only about 2.5% larger than the average home sold in 2001.

The highest home prive average in our county, not surprisingly, is at Wrightsville Beach, where the average home sold for $1,141,458 in 2007. The lowest priced town in the county is Castle Hayne, with a $166,752 average sale price.

The average square foot price in Wrightsville Beach dropped for the second straight year by 2%, but the previous two years saw a ridiculous 45% and 41% increase.
